Project Management Services <br />Page 50 <br />by providing construction feasibility recommendations, <br />component breakdowns, material recommendations, bid <br />package identification, a set of design considerations, <br />recommendations and a phasing schedule that will allow <br />City of Sunny Isles Beach, to clearly evaluate the program, <br />the design and the budget associated with each funding <br />level. This will allow all parties to evaluate the various <br />aspects of the budget and clearly identify the scope of work <br />associated with each funding level. <br />As the project transitions to the Design Development <br />phase, City of Sunny Isles Beach, would have evaluated <br />detailed program, conceptual design, budget and schedule <br />information for each funding level identified and selected <br />the programming and design best aligned with the needs <br />and available resources. Upon such identification, the <br />partnering sessions with the collaborative experts are <br />repeated; therefore, allowing the estimates and the design <br />considerations presented to City of Sunny Isles Beach, and <br />Perkins + Will to be better refined. <br />This allows for the transition to a management summary <br />schedule and detailed bid packages that incorporate long <br />lead item identification, involved MEP master plans and <br />life-cycle cost analysis of the proposed building systems and <br />materials. It also allows for the improvement of the project’s <br />budget and schedule through the identification of: <br /> •Safety Enhancement Opportunities <br /> •Schedule Enhancement Opportunities <br /> •Alternative Design Opportunities <br /> •Flat Procurement Opportunities <br /> •Prefabrication Opportunities <br /> •Lean Construction Techniques <br /> •LEED, Green Design & Sustainable Practices <br />Our approach to maximizing local collaborative experts <br />during the design phase allows for an improved depth of <br />control.
