Constructability Analysis <br />Starting with the conceptual design stage and throughout <br />construction, constructability analysis will evaluate <br />construction processes from start to finish identifying <br />obstacles, enhancing safety and preventing errors and delays. <br />During such analysis, the following criteria is reviewed: <br /> •Scope of work and program <br /> •Schedule and time line <br /> •Alternative project delivery systems <br /> •Quality management and value engineering criteria <br /> •Alternative constructability options such as <br />prefabrication and pre-assembly <br /> •Maintainability and operability options <br />Upon the completion of the design development stage, we <br />will go back to testing the assumptions and decisions made <br />while establishing a management control schedule and a <br />detailed site logistics plan in an effort to ensure the success <br />of the sequenced construction activities and eliminate any <br />impact on student and staff life. <br />With the release of the 100% Construction Documents, <br />the final bid packages are completed and reviewed for <br />final conformance with, not only the 100% Construction <br />Documents and the project specifications, but also with: <br /> •The needs of City of Sunny Isles Beach, including the <br />schedule and budget criteria <br /> •The construction and inspection procedures <br />coordinated with the City of Sunny Isles Beach <br />Facilities Department and the authorities having <br />jurisdiction. <br /> •The construction codes and standards set forth by <br />the Florida Building Code and the National Fire <br />Protection Association. <br /> •The local ordinances and requirements of the Miami- <br />Dade County Fire Marshall. <br /> •The State of Florida guidelines set forth by the <br />Division of the State Fire Marshall and the Bureau of <br />Fire Prevention and the Department of Health. <br /> •The identified local outreach processes. <br />Following the completion of the bid packages and in line <br />with the procurement and purchasing strategies identified, <br />the project is advertised and the finalized bid packages are <br />released to all interested subcontractors along with the <br />finalized management control schedule. <br />2. Construction Services <br />Developing construction scheduling, quality control, <br />security and safety methodologies conform with City of <br />Sunny Isles Beach’s needs for this project. Ensuring the <br />success of such methodologies and processes starts with <br />a detailed understanding and an in-depth analysis of all <br />aspects of the project. <br />a. Construction Scheduling <br />Creating a realistic and comprehensive schedule that <br />serves the project team for the duration of the project is <br />paramount. The schedule is the key management tool as it <br />provides the roadmap to success. The information generated <br />from sound scheduling techniques will allow all parties to <br />make timely decisions, evaluate alternatives, track progress <br />and make course corrections. During the pre-construction <br />and design phase, the project schedule will: <br /> •Identify all pre-construction and construction <br />activities that will be required. <br /> •Incorporate design, procurement, permitting and <br />City of Sunny Isles Beach activities and connect them <br />to the appropriate activities to tie the schedule logic. <br /> •Understand and incorporate City of Sunny Isles <br />Beach,activities and processes that may affect the <br />project schedule, such as document reviews, board <br />meetings, etc.
