Project Approach and Understanding <br />Page 6 <br />Project management plan and method of approach <br />Skanska’s estimating systems combined with our solid experience in city halls, police department <br />facilities, and community/civic centers, allows us to provide an optimized process that delivers the <br />maximum value to the City of Sunny Isles in terms of cost, quality, schedule and overall project <br />execution planning. Our preconstruction services incorporate value management, constructability <br />review and sustainability targets into the design evolution process. This allows Skanska to assist <br />Perkins + Will in eliminating the need for reactive work that results in both lost time and money. <br />We insure a successful preconstruction process through the use of aggressive and timely design <br />management techniques including frequent and on-going discussions with all stakeholders and <br />the ability to provide both accurate and timely information to Perkins + Will. This allows all the <br />stakeholders to make informed knowledgeable decisions at the point of least cost impact to the <br />overall project. <br />Skanska’s ability to provide these results is a direct reflection of our organization. Skanska <br />preconstruction is a diverse organization with many talented people in South Florida and across <br />the State and the country working in an integrated and collaborative way on our projects. This <br />allows for the sharing of successes, better means and methods, a continual improvement to our <br />deliverables, and a greater knowledge base being applied to the project success. Skanska’s full- <br />time preconstruction staff will work in conjunction with our construction team to perform an <br />evaluation of the facility needs, project schedule, optimized phasing, construction budget, and <br />assistance in securing all required permits from the local agencies. <br />Project Approach and Understanding <br />Photo courtesy of City of Sunny Isles Beach
