Project Approach and Understanding <br />Page 7 <br />Skanska will provide outstanding pre-construction services to efficiently and proactively work <br />with the unique and special aspects of the this project. A solid construction project execution plan <br />(CPEP) will be prepared. The uniqueness of this project and the challenging nature of the limited <br />site space and the critical no disturbance areas previously identified, demand a well though out <br />plan and execution by the project key members. Our project approach will be tailored to meet The <br />City of Sunny Isles needs throughout all phases of design and pre-construction. This will allow the <br />team to move into the construction phase with confidence. <br />Based on our current knowledge of the project scope we believe the critical elements of the pre- <br />construction phase for this project will include: <br />1. Team Meetings <br />2. Consultation During Project Development <br />3. Permitting <br />4. Scheduling <br />5. Project Construction Budget <br />6. Review of Drawings and Specifications <br />7. Procurement <br />8. Shell and Site Package Procurement <br />9. Site Logistics <br />10. Environmental Health and Safety Plan <br />11. Construction Project Execution Plan <br />Team Meetings: Skanska will <br />participate in project team meetings. Some <br />of the main objectives of these meetings <br />shall be: <br /> •Develop project phasing concepts, <br />clearly define scope and responsibilities <br /> •Identify the possible construction impacts and <br />challenges <br /> •Develop project milestones <br /> •Align expectations of all the project stakeholders (city <br />managers, CM project team, design project team, city <br />end users, utilities / maintenance, IT managers, police <br />representatives, etc.) <br /> •Establish lines of communications <br />Consultation During Project Development: Skanska will provide pre-planned <br />construction advise and consultation to the architect during the project development phase. We <br />will perform preconstruction field/site survey(s) and provide written documentation describing <br />observations, recommended revisions, corrections and queries for review with the City and the <br />Perkins + Will. We will advise you on what the best selection of materials, building systems and <br />equipment will be needed for the project. Throughout the project, we will make value engineering <br />recommendations and discuss with you the construction feasibility, availability of material and <br />labor costs budget.
