This document, upon approval and signature, will serve as an <br /> agreement in understanding pending development of a formal agreement. <br /> PROJECT SCOPE <br /> The project scope includes a building of approximately 107,000 square feet with a mix of uses as described in the RFP <br /> that may include Educational, Civic, Office,Wellness and Retail uses along with associated parking for this program. <br /> The following professional design services scope and fee proposal outlines by phase,the detail and durations for each <br /> of the design services. In addition, we will develop a proposed schedule for the design',of the project inclusive of <br /> Commission presentations, client review and approval and permitting by authorities having jurisdiction. Our project <br /> understanding includes the following: <br /> • Architectural, Interior Design and Engineering Design documents for a mixed-use building of approximately <br /> 107,000 square feet including Educational, Civic, Office,Wellness, Retail and Structured Parking uses.We <br /> understand that there may be some refinement with the program and will work with the City to revise this <br /> scope and fee proposal should the program by more than 5%. <br /> • Site of approximately 45,000 square feet located immediately North of Government Center <br /> • Parking will be a critical factor in the design of the Annex in order to accommodate the diverse program and <br /> required counts on this small site; structured parking both above and below grade as well as tandem layouts <br /> will be considered <br /> • Staging will also be critical and if possible, offsite staging on Government Center may be considered <br /> • We understand the importance of maintaining the visibility and street presence of Government Center during <br /> the design process of the Annex <br /> • A physical connection between the existing and new buildings on an upper level is an important <br /> consideration <br /> • This scope and fee proposal does not include the design of an elevated pedestrian bridge spanning Collins <br /> Avenue <br /> • This scope and fee proposal does not include renovation or redesign of the existing Government Center or <br /> parking structure, except to access a potential basement level parking area on the new site. <br /> SCOPE OF SERVICES <br /> AMERICAS I ASIA I EUROPE I MIDDLE EAST I AFRICA <br />
