PERKINS+WILL <br /> The following scope items are intended to clarify, but not limit, the services proposed in this scope and fee proposal. <br /> This architectural proposal shall include, as a minimum,the following scope of services. <br /> A)Architectural. Engineering, Interiors, Structural, MEP, Landscape and Civil services <br /> B)Verification and commentary on the program to be provided by the City of Sunny Isles Beach and the Miami- <br /> Dade County School Board <br /> Using the program provided by the City of Sunny Isles Beach and the Miami Dade County School Board, review and <br /> verify all program details and areas,department adjacencies,test typical room layouts per floor,amenity areas,parking <br /> count efficiencies, etc. <br /> C) Preliminary Space Planning <br /> Develop preliminary space plans for each of the floors using the information gathered during program verification. <br /> Including but not limited to a layout of the proposed premises showing interior walls,open areas,door swings,demising <br /> walls,corridor partitions and exterior window walls in relationship to the building core and shell. <br /> D) Schematic Design <br /> Develop Documentation and presentation of a design concept based upon the program, budget and schedule. The <br /> Schematic Design package will include drawings and engineering narratives to allow the General Contractor to <br /> conceptual price the project at this stage. <br /> E) Design Development <br /> Develop Design Development documentation based on the client-approved Schematic Design.This set of documents <br /> will develop in greater detail the schematic design and will incorporate the engineering disciplines and required <br /> accessory spaces. <br /> F) Construction Documents and Construction Administration <br /> Preparation of a complete set of construction documents developed from the client approved Design Development set. <br /> The Construction documents will be sufficient for complete and accurate pricing, permit submission and construction <br /> of the intended building. Documents shall be complete, thorough and well-coordinated between consultants and <br /> disciplines. <br /> • We will attend General Contractor bid review meetings as requested. <br /> • We will review and approve required shop drawings, samples, product information, as required to facilitate <br /> completion of the project. Review period to be within 2 weeks for any single submission <br /> • We will visit and walk the premises during construction as to monitor progress of the work and verify that <br /> work is proceeding in accordance with the contract documents. These Construction Administration visits will <br /> be a maximum of 1 visit every 2 weeks for the duration of construction; we have assumed an 18 month <br /> schedule for construction of the project <br /> • We will prepare periodic field reports as necessary <br /> • The Architect will be responsible for hiring and managing the Mechanical, Electrical, Plumbing, Structural <br /> Engineers as well as Civil and Landscape for the improvements related to this project. <br /> G) Permitting <br /> We will respond to any necessary comments through all required disciplines and City Departments, including but not <br /> limited to the City of Sunny Isles Beach Department and the Miami Dade County Department of Environmental <br /> Resource Management(DERM). <br /> SCHEDULE <br /> Programming Verification + Stakeholder Meetings 2 weeks <br /> Schematic Design 8 weeks <br /> Client Review and Approval of Design and Cost 2 weeks <br /> Design Development 10 weeks <br /> Client Review and Approval of Design and Cost 2 weeks <br /> Construction Documents 14 weeks' <br /> Client Review and Approval of Design and Cost(final before permit) 2 weeks <br /> Total Design and Client Review/Approval Schedule 40 weeks <br /> perkinswll.com <br />
