PHASE 3: DESIGN DEVELOPMENT <br /> 3 Creating a Workable Building <br /> v <br /> Based on approval of the schematic design, Perkins+Will staff begins the Design Development phase, expanding <br /> the approved concept developed in the Schematic Design phase into a workable building. <br /> Step 1—Design Development Documentation <br /> Based on-the approved schematic design documents and any adjustments authorized in program or-budget, we. <br /> prepare design development documents consisting of drawings and other documents to fix and describe the <br /> size, location, and character of each element of the entire project pertaining to architectural, civil, landscape, <br /> structural, mechanical and electrical systems, and materials. <br /> Step 2—Concept Confirmation <br /> A series of meetings is held during the design development phase with all current planning groups and consul- <br /> tants to confirm that the design development documentation is in compliance with the established schematic <br /> design direction and obtain additional information required for the greater level of detail provided by design <br /> development documentation. <br /> Step 3—Life Cycle and Operating Cost <br /> We evaluate major materials and systems based on first cost and known long-term operating costs. <br /> Step 4—Documentation for Reviews <br /> Documentation is prepared that is suitable for public meetings, government reviews, and for the Cost <br /> Estimating.
