(the "Applicant"), the owner of the 3.56 acre <br />(upland)' property located at the above -referenced address (the "Property"), we respectfully <br />submit this letter of intent in connection with your Department's rules and regulations for filing a <br />Public Hearing Application in the City of Sunny Isles Beach (the "City"). On July 17, 2014, the <br />City Commission adopted Resolution 14-Z-141 (the "Resolution") approving a brand new, state <br />of the art, Publix Super Market to replace the approximately 32 year old Publix that is located on <br />the Property. The Applicant desires to make some minor modifications to the approved site plan, <br />which we believe will improve the overall development of the Property.2 These modifications <br />include, but are not limited to: <br />(l) Modification of ingress and egress. In order to comply with the requirements of <br />the Miami -Dade County Public Works Department and to avoid vehicular movement conflicts, <br />the curb -cut on Collins Avenue has been revised to be an "exit only" movement; however, this <br />does not apply to emergency vehicles. Delivery trucks will enter the Property on 183rd Street at <br />the curb -cut next to the gas station and exit on Collins Avenue and customer traffic will enter the <br />I The Applicant also owns 13.59 acres of submerged land seaward of the Property. However, that submerged land <br />has not been considered or utilized for our calculations of either density or intensity. <br />' During the public hearing, the Applicant withdrew Phase 11 of the development, which proposed a new luxurious <br />residential development at the rear of the Property.
