<br /> ® CGA prepared a master plan and form-based zoning regulations for the City of Miami
<br /> Gardens' Future Town Center District. The master plan fosters high quality transit-
<br /> 0 oriented development, focusing on approximately the 110 acres immediately around
<br /> ® the intersection of NW 183rd Street and NW 27th Avenue where a future MetroRAIL
<br /> O station is planned. The master plan and its accompanying adopted regulatory plan
<br /> provide guidelines for all new development, redevelopment and other physical
<br /> ® improvements in the area. While the master plan illustrated the vision established for
<br /> ® the TOD, the regulatory plan (ordinance component) uses a form-based approach in
<br /> ® establishing volumetric and quality conditions for properties, based on a street
<br /> regulating criteria. The code regulates primary frontages, determined the types and
<br /> ® intensities of use consistent with open space standards and quality of life assurances
<br /> ® gathered as necessary components as expressed by the community through vision
<br /> processes. CGA successfully developed a vision plan and an ordinance that ensured the
<br /> ® necessary developments in the future to maximize the opportunities provided by the
<br /> ® incorporation of planned development and mass transit, resulting in centralized civic
<br /> ® spaces that serve as the new identity and core of the newly established city.
