This <br /> 0 <br /> allows for redevelopment consistent with the master plan and companion text <br /> • amendment which ensures the integrity of existing neighborhoods is protected. <br /> ® The project consists of the preparation and processing of City of Hallandale Beach and <br /> ® Broward County Land Use Plan Amendments, including associated text and map <br /> ® updates. Specifically, the report includes an equivalency matrix for road impacts / <br /> TRIPS and impact on local public schools, as well as the development of Local Traffic <br /> ® Analysis which includes an analysis of current traffic conditions and impact of potential <br /> ® development on local traffic, including pedestrian, automotive and public-transit traffic. <br /> ® Our GIS team calculated the land area of each land use designation, including an analysis <br /> 0 of existing land uses and land area to determine build out potentials utilizing Broward <br /> O County Property Appraiser data. Due diligence also entailed analyzing City of Hallandale <br /> ® Beach Certificates of Use and business tax receipts as well as an analysis of vacant land, <br /> including future land use and zoning,to determine development potential. <br /> O 12-4942_PL_0039 Hallandale Bch RAC Page 21 21 <br />
