<br /> • CITY OF MARATHON GENERAL PLANNING CONSULTING SERVICES,
<br />• MASTER PLAN, AND LAND DEVELOPMENT REGULATIONS

<br /> • Keith and Schnars was hired by the City of Marathon as their Planning Consultant for their newly incorporated City. Keith
<br /> • and Schnars staff was responsible for the processing of all applications for development approval and the administration
<br /> of the City's Comprehensive Plan. This included the creation and processing of amendments to the Monroe County
<br /> • Comprehensive Plan,which was initially adopted by the City. In addition to our daily planning efforts, Keith and Schnars
<br /> completed a City-Wide Redevelopment Master Plan which addressed the physical and socio-economic issues specific to
<br />®
<br /> individual neighborhoods,commercial and business districts,and the City as a whole within the State of Florida designated
<br />• "Area of Critical Concern".
<br />• The Master Plan utilized market conditions, demographics, employment, public service, and other relevant data and was
<br />• based upon extensive public involvement, including over 250 individual interviews; nine strategic planning
<br /> sessions exploring the city's goals and vision as an economically sustainable community;a four day design
<br />•
<br /> charrette; 12 action groups work sessions,and 60 community workshops.
<br /> OKeith and Schnars prepared a new set of Land Development Regulations for the City and facilitated the regulations through
<br /> the Department of Community Affairs approval process. The new regulations were carefully crafted to meet the Goals,
<br />• Objectives and Policies of the Comprehensive Plan,as well as the recommendations of the Master Plan. The regulations
<br /> were created to:guide development/redevelopment in order to preserve the unique threatened/endangered habitat and
<br />• fauna of the Florida Keys;promote mixed-use development;provide architectural and site design guidelines;promote quality
<br />• redevelopment;ensure eco-friendly development;and provide for a broad range of affordable housing to the community's
<br /> workforce.The development and adoption process for the new LDRs included almost 125 public meetings
<br />•
