Systems subject to commissioning or inspection include but are not limited to HVAC, Plumbing, Electrical <br /> • including emergency power, Fire/Life Safety, Building Envelopes, Utility Plants, Lighting, Building Security and <br /> ® Interface with Building Management Systems (BMS). Some retro commissioning projects may be part of the <br /> implementation of the County's Energy Efficiency Conservation Block Grant (EECBG) funding, which may require <br /> measurement and verification expertise, and experience with evaluating systems for energy efficient operations. <br /> • SGM's services include but are not limited to: <br /> 0 • Ensure that the design objectives and intent are clearly documented <br /> • Perform a focused review of the design drawings and specifications <br /> ® • Develop a Commissioning Plan and Commission specifications <br /> ® • Conduct a scoping meeting, review commissioning process with the commissioning team members <br /> • Review submittals of commissioned equipment and systems, including detailed start-up procedures <br /> • • Attend selected planning and job-site meetings to obtain information on construction progress <br /> ® • Performing installation verification and installation inspection site visits; verifying that systems are properly <br /> installed according to the contract documents and manufacturer's instructions. <br /> • • Work with the CM developing start-up plans and start-up documentation formats <br /> • Provide checkout and performance verification, with pre-functional checklists completed before functional <br /> • testing <br /> • • Observing an appropriate sample of start-up and checkout by the installing contractors <br /> • Observing an appropriate sample of testing, adjusting and balancing by the test and balance contractor <br /> ® • Documents that the checklists and startup were completed according to the approved plans, witnesses <br /> • startup of selected equipment <br /> • Develop specific equipment and system functional performance test procedures, document procedures <br /> • executed by the subcontractors <br /> • Review the O&M documentation for completeness, ensuring that Commissioning is completed before <br /> • Substantial Completion <br /> • • Review, pre-approve and coordinate the training provided by the subcontractors and verify that it was <br /> completed. <br /> • • Observing functional and performance tests with the installing contractor <br /> • • Providing comments based on start-up and functional performance testing results <br /> • Perform re-testing of systems that initially failed to meet desired functional test criteria and were corrected. <br /> • • Completing a commissioning report and systems manual <br /> • • Near-Warranty End or Post-Occupancy Review <br /> • Contract term —start and end date <br /> 2010—2011 <br /> • <br /> • <br /> • <br /> • <br /> • <br /> • <br /> • SGMA <br /> • ENGINEERING! <br /> MEP CO%ULTt.G i.Gi.u.+ 17 <br /> • <br />
