<br /> • day operations and coordination.They shall be supported by Sonia Mak, RA, NCARB, LEED AP and Alejandro Melendez, RA,
<br /> • LEED AP as Project Architects and Adrian Price. M.Arch.as Design Architect.

<br />• Project success is achieved when expectations and practices are fully aligned.At BEA,we are good listeners and pay atten-
<br /> tion to clients.At every design stage prior to bid-from Schematic Design to 100%Construction Documents-we make sure to
<br />• thoroughly address all comments on the plans prior to moving forward and ensure key stakeholders approve the deliverables.
<br />• We envision services under this Continuing NE Services Contract to require BEA to provide studies and reports,ADA and
<br /> Florida Building Code assessments, LEED consulting, site planning,programming,schematic design,design development and
<br />• Construction Documents. Relative to the scope of each individual Task Order, BEA will engage the necessary sub-consultants;
<br />• such as environmental testing services and geotechnical/materials testing laboratories,civil engineer,landscape architect,
<br />® structural and MEP engineers as well as other specialty consultants to ensure that the city's requirements and expectations are
<br /> met. BEA will provide full coordination of these sub-consultants in an integrated project management approach.

<br />• In light of today's economic climate, BEA can help the city assess the best method of contracting for construction of proposed/
<br /> planned new facilities or renovations to existing ones. Drawing from BEA's vast experience within the design and construction
<br />• industry, BEA can prepare Design Criteria documents for Design/Build acquisitions as well as prepare CD's for traditional lump/
<br />• sum/hard bid or through the Construction Manager approach.
<br />• In support of Task Order that may require bidding and contracting for site improvements, new construction,additions, renovations,
<br />• alterations or variation thereof, BEA will provide Construction Administration(CA)services to the city. CA will be provided by
<br />• George Sainz,CBC who is a Florida certified building contractor.
<br />• Keeping Information Flowing
<br />• During design and throughout the various phases of services,we conduct periodic project meetings providing concise updates to
<br />• the owner's representative.Status reports are generated on a monthly basis keeping track of main events, upcoming deadlines,
<br />• project status and deliverables.As is the norm today, BEA has a dedicated FTP site for each project.We like to be ahead of the
<br /> curve by anticipating needs and this is better accomplished when we have open lines of communications.The City designated
<br />• Project Manager will be kept informed and provided the tools to guide and control the process and events.
<br />• Design Phase
<br />• At the beginning of the project,we suggest conducting programming verification sessions to ensure the program meets up-to-date
<br />• needs.During this phase,we develop the project's concepts. We work collaboratively and with comparative studies,to pres-
<br />• ent design alternatives in 2-D(AutoCAD)as well as engaging 3-D(Building Information Modeling-BIM, SketchUp and other
<br /> digital modeling platforms)for the client's evaluation of the proposed design solution(s)and alternatives in real time.We develop
<br />• our project concurrently from the outside in and from the inside out so that the client has a full understanding of the spaces and
<br />• building as a whole.At the end of this stage,we have a set of plans that clearly depict the concept for the project in floor plans,
<br />• elevations,sections and perspectives.We are familiar with presentations to local agencies and city commission venues where we
<br /> are able to deliver highly effective virtual modeling visualizations as well as building programming, budgeting and scheduling data
<br />• upon which elected officials,authorities having jurisdiction,city staff and the community may collect factual data upon which to
<br />• make and base decisions upon.
