Russo, City Manager <br /> FROM: Claudia Hasbun, Planning and Zoning Administrator <br /> if <br /> CC: Hans Ottinot, City Attorney <br /> Stan Morris, Deputy City Manager <br /> Clayton Parker, Building Official <br /> DATE: February 16, 2016 • <br /> RE: Residence Inn by Marriott - Minor Modification Request <br /> This is a request for a Minor Modification of the approved site plan for the Residence Inn <br /> by Marriott, which was approved by the City Commission pursuant to Zoning Resolution <br /> • No. 14-Z-148 and Resolution No. 2014-2339, adopted on November 20, 2014 ("The <br /> Project"). The Project is located at 17700 Collins Avenue and consists of an 18-story hotel <br /> • building with 194 hotel room with 110,009 square feet of Floor Area Ratio (FAR). <br /> I. Background <br /> As indicated above, the City Commission approved a site plan consisting of an 18-story <br /> hotel building with 194 hotel rooms with 110,009 square feet of FAR. The total approved <br /> FAR was inclusive of 13,766 square feet of Transfer development Rights (TDRs). As of <br /> this date,the Project is going through the building permitting process, during such process <br /> the developer has reduced certain areas previously accounted for FAR. <br /> II. Request <br /> This Minor Modification request is to permit the approved project to incorporate the <br /> following site plan revisions: <br /> • A FAR reduction for the overall project from 110,009 square feet of FAR to <br /> 105,914 square feet of FAR; and <br /> • The reduction of TDRs from 13,766 square feet to 9,671 square feet; and <br /> • A reduction of the total TDRs price from $591,938 to $415,853; and <br /> Residence Inn by Marriott—MM February 2016 Page 1 of 3 <br /> Exhibit "A" <br />
