The Resolution permits the
development of the Property with a new mixed-use residential project containing sixty-one (61)
residential units, 5,721 square feet of commercial office space and, a Mikva (collectively, the
"Project").
I. Project History:
The Property is currently improved with an 8,533 square foot Denny's restaurant and sixty-
five (65) surface parking spaces. The Property has two (2) vehicular access points along Collins
Avenue and one (1) on 175th Terrace. The Applicant originally proposed to (re)develop the Property
with a stunning mixed-use project containing 165,538 square-feet of floor area ("FAR"), seventy
seven (77) residential units and a ground floor restaurant (the "Original Project").
