of 126,887 square feet of FAR (the "Project"). The Project had, full support from the neighboring <br /> King David Condominium Association. <br /> II. Modification: <br /> After value-engineering the Project, including alignment of the structural members <br /> supporting the building,Applicant proposes several minor modifications to the Project, primarily to <br /> the tower component of the structure. Note, the Project's density, height, lot coverage, landscaped <br /> open space and parking remain unchanged. The Project's FAR is Slightly increased by 496 square <br /> feet or three-tenths of 1% (0.3%), but the FAR remains "-As of Right". From a design perspective, <br /> the Applicant is introducing decorative eyebrows on all levels, as well as daylight cut-outs on the <br /> western facade (breaking up the stairwell column). <br /> The general shape of the tower floor plates are minimally revised in a positive fashion. <br /> Essentially, the revised design results in an increase in the minimum, maximum and average distance <br /> between the proposed tower and the King David tower. Not only will the new design offer increased <br /> tower spacing, but the width of the tower is also reduced by 5' (from-199'-11" to 194'-l0''). The <br /> shortened building width will greatly enhance King David's ocean views. Again, the overall <br /> building remains substantially unchanged, but the modification allows for a more efficient building <br /> design. <br /> Lastly,the Applicant respectfully requests a Waiver pursuant to Section 265-63.3(E) to place <br /> the temporary construction fence along the Collins Avenue property line. Given the size and shape of <br /> the Property and podium structure, the requested waiver will greatly enhance the efficiency and <br /> utilization of the Property during construction. <br /> III. Conclusion: <br /> The proposed modification will allow the Applicant to improve the design of the tower floor <br /> plates and enhance the structural efficiency of the building. Additionally, the revised proposal will <br /> improve the relationship between the King David tower by opening the North view corridor and <br /> increase the distance between the two towers. As these changes are extremely minor in nature and <br /> result in a positive redesign, we respectfully request your favorable review and recommendation of <br /> the Application.
