Russo, City Manager <br /> FROM: Claudia Hasbun, Planning and Zoning Administrator <br /> DATE: 3/17/2016 <br /> 17550 Collins Avenue, LLC. <br /> RE: Aurora Condominium <br /> Site Plan Revision Application <br /> PZ2016-01 <br /> RECOMMENDATION: <br /> Staff is submitting this application for consideration by the City <br /> Commission. <br /> REASONS: <br /> The Applicant is seeking a site plan modification of an approved site <br /> plan. The Applicant is requesting the following: (1) a reduction of the <br /> tower width from 199 feet and 11 inches to 194 feet and 10 inches; (2) <br /> a minimal increase of the west tower setbacks from 58 feet and 5 <br /> inches to 59 feet and 2 inches; (3) a minimal increase in the Floor Area <br /> Ratio (FAR) from 126,887 square feet of FAR to 127,383 square feet <br /> of FAR; and (4) an improved design of the west tower elevation. <br /> Additionally, the Applicant is requesting approval of the construction <br /> fence setback waiver. <br /> Staff and consultants have reviewed the modified site plan. Based on <br /> the review, the application is consistent with the City's Comprehensive <br /> Plan and Land Development Regulations. Staff notes that the proposed <br /> modifications are considered minimal, however, since the modifications <br /> includes changes to setbacks, slight FAR increase, and exterior design <br /> 23 <br /> 1 <br />
