Varadero <br />Traffic Study <br /> <br />Page 1 <br />1.0 INTRODUCTION <br /> <br />1.1 Project Background <br /> <br />The Varadero project will be located at 18801 Collins Avenue in Sunny Isles Beach, Florida (see <br />Exhibit 1). The project proposes 431 residential condominium units, 90 condo-hotel units, 60 hotel <br />rooms, a 1,177 SF lobby lounge, a 4,776 SF restaurant, a 4,776 SF gym/spa, and 2,161 SF of <br />office space, replacing 349 hotel/condo-hotel units. The main access to the project will be through <br />a two-way driveway located at the east leg of the unsignalized intersection of Collins Avenue and <br />188th Block. A second two-way driveway north of the main entrance will be provided also <br />accessing Collins Avenue. A third two-way driveway located at the north end of the project will <br />also access Collins Avenue. The project site plan is included in Appendix A. For the purpose of <br />this traffic analysis, project build-out is anticipated by 2017. <br /> <br />1.2 Study Objective <br /> <br />The proposed project is currently applying for development approval with the city of Sunny Isles <br />Beach. The purpose of this study is to assess the traffic impacts associated with the proposed uses. <br /> <br />1.3 Study Area and Methodology <br />The proposed methodology is outlined below: <br /> <br />Study Area <br />The study area for the project will include the following intersections: <br />• Collins Avenue / 189th Street <br />• Collins Avenue / 188th Block <br />• Collins Avenue / 186th Street <br />• Collins Avenue / 185th Street <br />• Collins Avenue / William Lehman Causeway (SR856) <br /> <br />
