Varadero <br />Traffic Study <br /> <br />Page 4 <br />Future Conditions Intersection Analysis – Background Traffic Conditions <br /> <br />• Future background traffic volumes were determined by applying a compound growth rate <br />to existing volumes and adding committed development traffic. The growth rate was <br />calculated based on a review of historical volumes obtained from FDOT and Miami-Dade <br />County. If the historical growth rate is calculated to be less than 0.5 percent, 0.5 percent <br />annual growth will be used for analysis purposes. <br /> <br />• Committed development information was provided by the city of Sunny Isles Beach. <br /> <br />• Intersection capacity analyses were evaluated using the Synchro software. Signal timings <br />were optimized for future conditions analyses. <br /> <br />Project Trip Generation <br /> <br />Using information contained in the Institute of Transportation Engineer’s (ITE) Trip Generation <br />Manual, 9th Edition, trips associated with the proposed development were estimated. Pass‐by <br />capture and internal capture were established based on the ITE, Trip Generation Manual, Users <br />Guide and Handbook, 9th Edition. Exiting Land Use size will be verified with the city. ITE <br />regression equation for the existing and proposed uses will be used if either the data plot has 20 <br />points or R2 ≥ 0.75. <br /> <br />Project Trip Distribution <br /> <br />Net new external project traffic was assigned to the adjacent street network by assuming that 50% <br />of the project traffic will come to/from the north and 50% to/from the south. Normal traffic <br />patterns were also considered when assigning project trips. <br /> <br /> <br /> <br /> <br />
