<br />RESPONSE: Noted. Due to an underground parking garage, root space is extremely <br />limited. Every effort will be made to attempt to add verticality to the street frontage <br />but due to the available soil the trees will be limited to along the Collins Avenue <br />sidewalk and near the front of the building. This frontage is not a pedestrian area. <br />The lines of shrubs are reflecting lines and angles in the architecture. This theme is <br />further carried through with the paving plans. Additional plantings have been added <br />to the design to add more diversity. <br />6. Sheet L-3.000.00: row of ilex vomitoria with lawn in between (this is an assumption <br />since is not define) is very high maintenance. Narrow strips of sod are not encouraged <br />because they are high maintenance. Furthermore, mature Ilex vomitoria tends to get <br />leggy when constantly sheared. <br />RESPONSE: Noted. The Ilex has been changed to Ficus Green Island. We fully <br />understand the maintenance requirements for a landscape of this design. The City has <br />a culture of high design and the required maintenance and the Owner is fully <br />committed to maintaining the landscape. <br />7. Sheet L-3.000.00: It is very difficult to differentiate tree symbols, but Gumbo Limbo, <br />Tabebuia or Royal Poinciana are on the Beach (front line exposure) they will have a <br />very difficult time thriving. All plants material must have a high wind tolerance and <br />suitable for this beachfront location. Highly tolerant of wind and salt spray. <br />RESPONSE: Noted. The planting plan will have the necessary call-outs. The Tabebuias <br />will be removed and reaplces with a more wind tolerant species. The Ownership is <br />enamored with the Royal Poinciana. This species will remain in the design but the <br />quantity will be reduced and they will be placed in areas where the winds can be <br />buffered. <br />8. Sheet L-3.000.00: The opening between buildings is a wind tunnel and Royal Ponciana <br />and Licuala Palms will suffer wind damage. <br />RESPONSE: Noted. The planting design will take this into account. <br />9. Sheet L-3.000.00: Include City required amenities along beach access such as <br />benches, signage, trash receptacles, lighting, shower, bike racks etc. <br />RESPONSE: Noted. These amenities will be designed for. <br />10. Sheet L-3.000.00: Medjool Date Palms at 15ft on center are too close and not in <br />keeping city streetscape. Medjool Date Palms should be a min of 25ft on center. <br />RESPONSE: Noted. The palms will be spaced further apart. <br />11. Sheet L-3.000.00: Provided sight lines at driveways intersecting Collins avenue per <br />FDOT criteria and ensure there are no conflicts. <br />RESPONSE: Noted. The Fdot 546 sight visibility triangles will be provided in the plans. <br />12. Sheet L-3.000.00: Clearly delineate on plan which trees count toward street tree <br />requirement. <br />RESPONSE: Noted. The landscape legend will be updated and noted correctly in the <br />plans. <br />13. Sheet L-3.000.00: Show existing and proposed utilities on landscape Plan and ensure <br />there are no conflicts. <br />RESPONSE: Noted. Will be provided. <br />14. Sheet L-3.000.00: The location of backflow preventers, siamese pipes, exterior <br />transformers and/or other related devices and fixtures shall be clearly indicated on the <br />landscape plan and shown how they are screened with landscape material. From the <br />right of way. <br />RESPONSE: Noted. Will be provided. <br />15. Sheet L-3.000.00: Label and ensure that clear zones adjacent to all fire hydrants, <br />siamese connections and any other fire equipment the utilize fire hoses meets the <br />South Florida Fire Prevention Code. <br />RESPONSE: Noted. Will be provided. <br />16. Sheet L-3.100.00: Verify that all plant material is commercially available and thrives in <br />South Florida.
