November 4, 2015

VARADERO SUNNY ISLES, FLORIDA
INITIAL COMMENTS FOR THE VARADERO SITE PLAN APPLICATION
Appl. No. PZ2015-16

Address: 18801 Collins Avenue

To whom it may Concern,

I, Edward O’Donnell, registered architect for the state of Florida, request to consider the
following decrease for building separation from 100’ to 75’ for the proposed project Varadero,
located on 18801 Collins Avenue in the City of Sunny Isles Beach.

The distances between the South (Tower 1) and North (Tower 2) is measured perpendicular to
Collins Avenue varying in separation from 75’- 0" to 78’ - 0". The "inward facing"
overlap (Southern facade of Tower 2/Northern Facade of Tower 1) is minimized by shifting
Tower 2 eastward, reducing the “overlap” to 60’-0" of each facade. Architectural elements
such as reflective glass coating or ceramic fritting will be used to further reduce the visibility
into the residential units. This eastern shift of Tower 2 also creates a greater area of
unobstructed views from Collins Ave looking towards the east.

Should you have any questions please feel free to contact me.

Edward O’Donnell
Vice President
O’Donnell Dannwolf & Partners Architects INC.
2432 Hollywood Boulevard Hollywood Florida 33020
AA 26000996
