APPLICATION No. 2 <br /> CITY OF SUNNY ISLES BEACH COMPREHENSIVE PLAN <br /> FUTURE LAND USE ELEMENT AMENDMENTS <br /> 1. Amend Objective 1 as follows: <br /> Objective 1 <br /> The location and configuration of urban growth through the year 20230 shall emphasize <br /> the improvement, protection and preservation of existing neighborhoods, infill <br /> development of the remaining scattered vacant lots, and the rehabilitation and/or <br /> redevelopment of underutilized or obsolete developments. <br /> 2. Amend Policy 1A. as follows: <br /> The City of Sunny Isles Beach shall give priority to continue to encourage: in-fill <br /> development that is compatible with and/or supportive of existing surrounding <br /> development; compact mixed-use development in the Town Center that enhances the <br /> quality of the built environment and provides additional opportunities to live, work, shop <br /> and play in the City - - -- - - - " • " _ , - - _ ' - •: - and redevelopment of <br /> any remaining existiRg obsolete commercial and beachfront development. <br /> 3. Amend Policy 3C. as follows: <br /> The City of Sunny Isles Beach shall not e-- - - • - - • - e •- - - - - - <br /> County Comprehensive Plan increase maximum densities and intensities in the Coastal <br /> High Hazard Area beyond that which is permitted in the Comprehensive Plan and Land <br /> Development Regulations as of May 1, 2016, including bonuses and transfer of <br /> development rights provided therein. The provision of facilities and services to <br /> accomplish the timely evacuation of the City's residents in advance of approaching <br /> hurricanes shall be a priority of the City of Sunny Isles Beach's transportation planning <br /> and hurricane preparedness programs. <br /> 4. Amend Policy 4A. as follows: <br /> When evaluating compatibility among proximate land uses, the City shall consider the <br /> balance of such factors as noise, lighting, view corridors, glare, vibration, odor, runoff, <br /> access, traffic, parking, height, bulk, scale of architectural elements, landscaping, hours <br /> of operation, buffering, and safety, as applicable. Large scale development along the <br /> oceanfront and within the town center shall not solely by virtue of scale or bulk differences <br /> with existing proximate uses, be construed as incompatible. <br /> A-3 <br />
