Through its planning, capital improvements, economic development, regulatory and <br /> intergovernmental coordination activities the City of Sunny Isles Beach shall continue to <br /> protect and promote tourism as a viable economic use of land in the City of Sunny Isles <br /> Beach. <br /> 10. Amend Policy 7C as follows: <br /> The maintenance of internal consistency among all Elements of the Comprehensive Plan <br /> shall be a prime consideration in evaluation all requests for amendment to any Element <br /> of the Plan. Among other considerations, the Future Land Use Map shall not be amended <br /> to provide for additional intensification of urban development unless traffic circulation, <br /> mass transit multi-modal transportation facilities, hurricane evacuation routes and <br /> evacuation times as included within the South Florida Hurricane Evacuation Study, April <br /> 1996, or as amended from time to time, water, sewer, solid waste, drainage and park and <br /> recreation facilities necessary to serve existing and proposed development are included <br /> in the plan and associated funding programs are demonstrated to be viable. <br /> 11. Amend Policy 8C as follows: <br /> The City of Sunny Isles Beach shall admit maintain and enhance as necessary methods, <br /> standards and regulatory approaches to facilitate sound, compatible mixing of uses in <br /> projects and the community. <br /> 12. Amend Policy 8D as follows: • <br /> - • - - - - - -- -- - - - - - - - - - . - , - - -. .. -- - - - - - - -- T h e e <br /> City will consider land use compatibility based on the criteria outlined in Future Land Use <br /> Objective 4 and policies 4A. — 4F., in accordance with the following, with one (1) being <br /> the most compatible and five (5) being the least compatible: <br /> 1) Identical to pre-existing adjacent land uses or totally compatible in terms of use, <br /> building elements, height, and scale; <br /> 2) Basically compatible (some variations in use, building elements, height, and scale, but <br /> no potential conflicts) with the pre-existing adjacent uses. Traffic from higher intensity <br /> uses should be directed away from lower intensity uses; <br /> 3) May have potential conflicts with existing adjacent uses, which may be mitigated <br /> through project design; <br /> 4) Significant conflicts with the pre-existing adjacent use. Major effects must be strongly <br /> mitigated to prevent impact on adjacent uses; <br /> 5) Incompatible with adjacent land uses. <br /> A-5 <br />
