Ft. <br /> <br />I5-story building <br />38,463 sq.ft. <br />44,689 sq.ft. <br /> <br />243 <br />3.86/ 523,725 sq. ft. <br /> <br />This request is made pursuant to, and in accordance with, Section 265-18 I (2) of the <br />Code of the City of Sunny Isles Beach and the explanation follows. <br /> <br />As you know, the original Application and accompanying plans for this Property were <br />submitted approximately one year ago. Based on a change in market conditions, the Applicant <br />is proposing a minor modification to those plans as follows and as the plan and zoning data <br />sheet submitted herewith reflect: a proposal to reduce the square footage previously assigned to <br />office space (77,400 to 44,689 sq ft.), slightly increase the square footage assigned to retail <br />(20,500 to 38,463 sq. ft.), and change the mix of the condominium units so there are now 21 <br />townhome units to be located on the third and fourth floors where office space was previously <br />reflected and 222 residential units to be located in the tower. Any difference in square feet <br />---- ------- previouSly assIgned to the commerciaJ- portion hasihlfted to residential townhomes. <br /> <br />Please note the following: <br /> <br />Apart from the internal shift of square footage between office and retail, the total <br />number of residential units remains unchanged. The FAR and total number of square feet <br />remains unchanged. <br /> <br />With this modification, and as a result of the internal shift of square footage from office <br />to retail, the overall total number of excess parking spaces provided aCtualIyincreases and only <br />the allocation of those spaces varies with the square footage adjustments in use. (Specifically, <br />-retcil parking increases from 82 spaces to 154 while the parking designated for office can be <br />reduced from 258 to 149.) <br /> <br />Applicant represents it meets all the requirements of Section 265-18 I. (2) to qualify as <br />a minor modification requiring only administrative review, as follows: <br /> <br />..
