<br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />Changes in Urban Infill and Redevelopment Areas <br /> <br />Development of land has been compatible with the goals, policies and objectives of the <br />2000 Comprehensive Plan and has not created an adverse impact on the basic <br />infrastructure. The City of Sunny Isles Beach is relatively built-out; therefore, <br />redevelopment and infill development are the main focus of development possibilities. <br />Further development along Collins Avenue was specifically identified by in the Plan as <br />the corridor in which redevelopment and infill development should be encouraged The <br />Future Land Use Designation of this area is Mixed-Use - High Density/Resort. This <br />indicates that the 2000 Comprehensive Plan was anticipating large-scale future <br />development and provided the Mixed-Use category so that redevelopment could be <br />easily accommodated. <br /> <br />The Comprehensive Plan indicates that based on future population estimates, the <br />existing infrastructure will be adequate. However, based on the number of new <br />condominium units proposed, this will have to be reevaluated since the future <br />population is not consistent with the proposed development. The City is well served by <br />transportation alternatives, such as bus services and a community shuttle. These <br />services may need to be expanded with the increase in residents and visitors. A number <br />of the projects are resorts and condo/hotels. This will bring more tourists to the area, <br />which will result in higher revenues for the City. <br /> <br />Another tool the City has incorporated to promote redevelopment is a Town Center <br />Overlay District on Sunny Isles Beach Boulevard and the west side of Collins Avenue. <br />The intent of the overlay district is to create mixed-use development, pedestrian <br />oriented environments and to encourage regionally oriented businesses within the area <br />designated as the Town Center by the Comprehensive Plan. <br /> <br />The City of Sunny Isles Beach has taken a proactive stance on redevelopment and infill <br />development by utilizing the Mixed-Use Future Land Use Designation and creating a <br />Town Center Overlay district, which are expected to encourage high quality <br />developments and economic opportunities. Further development opportunities within <br />the Collins Avenue Corridor made possible by the Mixed-Use Land Use Designation <br />and the use of public transportation will be vital to the revitalization of the City. <br /> <br />City of Sunny Isles Beach - <br />2005 Draft Evaluation and Appraisal Report <br /> <br />Rev. 6/29/2005 <br />Page 45 <br />
