However, a
lack of affordable housing has not greatly affected these residents. Many purchased
their homes 20 to 30 years ago, when prices were much lower. They have held on to
these homes and have not been negatively affected by the soaring real estate prices.

Table 3.11
Age Distribution

Age Number of People
Under 5 years 491
5 to 9 years 515
10 to 14 years 419
15 to 19 years 493
20 to 24 years 638
25 to 34 years 2,107
35 to 44 years 2,007
45 to 54 years 1,920
55 to 59 years 893
60 to 64 years 901
65 to 74 years 1,996
75 to 84 years 1,918
85 years and older 1,017

Source: US Census 2000

There is a shift occurring in median age from the 2000 Census to the present. Many of
the new developments are attracting people in a large range of ages, including families
with young children. The new housing types will ultimately alter the area and the type of
resident.

Recreation and Open Space Element

The purpose of the Recreation and Open Space Element is to plan for a comprehensive
system of recreation and open space lands available to the public. Sunny Isles Beach
has a variety of open space and recreation facilities for all its residents to enjoy at its
parks.

The City has provided 15 access points open to the pubJic where residents may enjoy
its beaches and to ensure the public may continue to access the beaches, the City has
provided incentives to developers building oceanfront projects. Furthermore, new
developments are required to include on-site recreational facilities with impact fees to
ensure these amenities contain the proper level of service. These programs have been
very successful for the City by providing the City with a tool to meet the adopted level of
service to meet the future needs of the residents.

City of Sunny Isles Beach -
2005 Draft Evaluation and Appraisal Report

Rev. 6/29/2005

Page 49
