Water Dependent Uses - means activities that can be carried out only on or <br />adjacent to water areas because the use requires access to water body for <br />transportation including ports or marinas, recreation, electrical generating <br />facilities or water supply. <br /> <br />. Water Related Uses - means activities which are not directly dependent upon <br />access to a water body, but which provide goods and services that are directly <br />associated with water dependent or waterway uses. <br /> <br />Many of the residential and commercial activities within the City fall under one of the two <br />categories. Due to the limited number of vacant parcels, there is little opportunity to <br />expand the water dependent and related uses within the City. Therefore, infill and <br />redevelopment options should be reviewed. <br /> <br />The City's coastal infrastructure, which includes roads, waterlines, wastewater lines and <br />drainage are in relatively good condition. Atlantic Island is the only area within the City <br />that is currently on septic tanks. This will need to be evaluated to set a timeline to <br />replace the septic tanks with sewer lines to reduce the potential for pollution. <br /> <br />Infrastructure Element <br /> <br />Miami-Dade County provides sewer service to the City and North Miami provides <br />potable water service. With the expected increase in population growth, the facilities will <br />need to be evaluated to ensure the capacity is not exceeded. Currently, there are <br />approximately 60 homes on septic tanks. This is a single-family homes community <br />located on Atlantic Island. The City is exploring its options on changing out the septic <br />tanks for sewer lines. This could be accommodated by either creating an improvement <br />district or by the City taking over the task. <br /> <br />Community Desian Element <br /> <br />The City of Sunny Isles Beach has been actively promoting design guidelines through <br />the development review process to ensure quality and attractive development and to <br />provide a community identity. <br /> <br />Conservation Element <br /> <br />The purpose of the Conservation Element is to promote conservation use and <br />protection of natural resources. The City of Sunny Isles Beach has adopted Best <br />Management Practices to address potential sources of water pollution and for the <br />removal of hazardous materials. The goals, objectives and policies in this element <br />provide direction for protecting the natural and built environment. The City's regulations <br />for wetland mitigation, stormwater programs and soil and mineral conservation are all <br />vital in protecting natural resources. <br /> <br />There have been no identified sources of air or water pollution within the City, other than <br />stormwater discharge.
