<br />
<br />The Shimberg Center for Affordable Housing has provided its projections for the City of
<br />Sunny Isles Beach, which greatly differ from the Miami-Dade County estimates, The
<br />County's estimate for 2025 is comparable to the Shimberg's projection for population in
<br />2005, While the Shimberg data varies from the County, the City's estimates are also
<br />differing, The Comprehensive Plan's data is more in line with the County's estimates.
<br />However, with the addition of new residential units and redevelopment efforts, the City
<br />and County projections may be very conservative. The Shimberg data may provide the
<br />City with a more accurate representation of the increase in population resulting from the
<br />new units.

<br />The following table indicates the population projections for the City of Sunny Isles
<br />Beach through 2025 based on the Shimberg Center for Affordable Housing. As
<br />previously indicated, based on the new number of new units proposed and recently
<br />built, the numbers underestimate the population for the City.

<br />While population projections may differ, all three methodologies indicate the
<br />demographics of the City of Sunny Isles Beach are changing. The population is
<br />increasing with all three forecasting models; however, the City has adequate land and
<br />residential units to accommodate this growth. Even with the highest estimated
<br />population through 2025, the City has enough vacant land on redevelopment parcels of
<br />three acres or more to meet its projected growth. It should be noted that 40-50% of the
<br />total number of units is used for seasonal housing not year round housing. Fortunately,
<br />this same situation would provide a cushioning effect if demand for housing does indeed
<br />increase beyond the current estimates by using the units that are now seasonal for
<br />year-round living.
