The Shimberg data may provide the <br />City with a more accurate representation of the increase in population resulting from the <br />new units. <br /> <br />The following table indicates the population projections for the City of Sunny Isles <br />Beach through 2025 based on the Shimberg Center for Affordable Housing. The population is <br />increasing with all three forecasting models; however, the City has adequate land and <br />residential units to accommodate this growth. Even with the highest estimated <br />population through 2025, the City has enough vacant land on redevelopment parcels of <br />three acres or more to meet its projected growth. It should be noted that 40-50% of the <br />total number of units is used for seasonal housing not year round housing.
