The 2000 Comprehensive Plan has indicated that there is very little non-developed land
in Sunny Isles Beach and is essentially built-out; therefore, redevelopment will be the
main factor to address population growth. Currently, there are over 3,900 units
proposed and over 2,300 units have already been built or are undergoing
redevelopment. The City of Sunny Isles Beach has estimated that the average
household size of owner occupied units is approximately 1.87 persons per unit. This
addition will greatly impact the current population estimates provided by the
Comprehensive Plan.

City of Sunny Isles Beach -
2005 Evaluation and Appraisal Report

Rev. 9/15/2005
Page 39
