<br />· Address the concern for special needs housing and provide government assistance <br />to people displaced by the redevelopment efforts of private projects. <br />· Identify historically significant housing. <br /> <br />Currently, Sunny Isles Beach is attracting quality and diverse condominium and mixed- <br />use projects throughout the Collins Avenue corridor, Some of these projects include the <br />Trump Royale Condo and the Trump Palace Condo, with 278 units within each building, <br /> <br />As for the existing housing stock, while some units may need to be rehabilitated, most <br />of the existing housing stock in Sunny Isles Beach has been consistently well <br />maintained and is in basically sound condition with no or very little substandard <br />condition, A 1990 inventory of housing substandard units using U.S, Census data and <br />reported by the Florida Housing Data Clearinghouse (University of Florida, Shimberg <br />Center) showed 626 units that were substandard. The 2000 Shimberg data indicates <br />that there were 1,410 substandard units. However, the City has committed to address <br />any deficiency through Community Development Programs and Code Enforcement. <br />The numbers reported in the 2000 Census represented many of the aging <br />condominiums and apartments. All of the older, dilapidated buildings along Collins <br />Avenue have been torn down and replaced with new condominiums and hotels. <br />Therefore, the Shimberg data regarding substandard units is no longer applicable to <br />Sunny Isles Beach, <br /> <br />As of 2000, there were approximately 12,976 housing units within the City. As indicated <br />in Table 3,10, the largest numbers of housing are contained in multi-family structures <br />with 20 or more units. There are less than 500 detached single-family homes, which are <br />not anticipated to increase greatly, due to the fact that the single-family lots have been <br />built-out. Any new construction will only be small infill development. In contrast, the <br />multi-family structures with 20 or more units will see a large increase as more <br />redevelopment projects are underway along the Collins Avenue corridor.
