<br />CITY OF SUNNY ISLES BEACH 2007 COMPREHENSIVE PLAN <br />EV ALUA TION AND APPRAISAL REPORT (EAR)-BASED AMENDMENTS <br />29. Amend Policy 13C. as follows: <br /> <br />Policy 13C. Adopt and implement Ensure that minimum parcels sizes for new commercial development and <br />redevelopment in the land development regulations are consistent with the City's design guidelines~ that will <br />establish a minimum parcel size for new commercial development and redevelopment. <br /> <br />30. Amend Policy 14A. as follows: <br /> <br />Policy 14A. Through development incentives and other mechanisms, The City shall continue to coordinate as <br />appropriate with the private sector to increase, maintain, and improve the number of public access beach <br />facilities. <br /> <br />31. Amend Objective 15 as follows: <br /> <br />Objective 15 <br /> <br />The following land use densities, intensities and approaches shall be incorporated in the Land Development <br />Regulations shall conform to and implement the use, intensity and density standards prescribed for the Land <br />Use Districts provided on the Future Land Use Map, and detailed in policies 15A. and 15B. herein. <br />Government facilities shall be permitted in all Land Use Districts except Conservation, to the extent that the <br />facility is compatible with proximate land uses in accordance with Obiective 4 and its implementing policies. <br /> <br />32. Amend Policy 15B. to revise the first paragraph of the interpretive text for the Town Center designation, <br />as follows: <br /> <br />Policy 15B. The Future Land Use Map shall identify all non-residential land uses as one of the following <br />non-residential or mixed use categories with the following characteristics and limitations as set forth in Policy <br />15C: <br /> <br />* * * <br /> <br />Town Center - The Town Center designation is a planned development district that encompasses both <br />underlying commercial and residential land use categories fQn the master plan Future Land Use Map. This <br />designation indicates that it is the policy of the City and government agencies to encourage and support Town <br />Center development in the designated area in accordance with the following interpretive text. through an <br />economic development strategy and plan. The city shall prepare and adopt the strategy and plan and <br />accompanying development regulations, capital improvements program and possible development incentives by <br />~. It is intended that, over time, as opportunities arise for redevelopment of tracts of land over three acres in <br />size, the pro':isions of Tovm Center plan shall guide the City, its citizens, property owners and prospective <br />developers in the design and redevelopment of such large scale projects. Where the provisions of the plan <br />authorize land uses or deyelopment intensities different or greater than the underlying land use designations on <br />the future land use map, the more liberal provisions of the plan shall govern \vhen jointly adopted by affected <br />property owners and the City. <br /> <br />The Town Center is encouraged to become a hub for future urban development intensification around which a <br />more compact and efficient urban structure will evolve. The Town Center is intended to be a moderate to high <br />intensity design unified area which will contain a concentration of different urban functions integrated both <br />horizontally and vertically. The center will be characterized by physical cohesiveness, direct accessibility by <br />mass transit services and high quality urban design.
