<br /> <br /> <br />Tischler & Associates, Inc. (TA) has relied upon data from the Sunny Isles Beach <br />Comprehensive Plan. Figure 4 presents projections in five-year increments through the year <br />2020 for different population components. The major population group consists of year- <br />round residents (Le., households in occupied housing units). Another component is <br />transient population living in housing units and hotel rooms. Most people in this group have <br />another home elsewhere and are frequently referred to as "snow-birds" because they <br />migrate to the warm climate for the winter.
