<br /> <br />1 :\,1 F.\CT <br /> <br />In 1990, the Sunny Isles census designated place had 6,841 occupied households and a <br />total of 10,309 housing units (see Figure 5). The blended, or weighted average, household <br />size in 1990 for all housing types was 1.72 persons per household. After reviewing the <br />detailed household size data, TA recommends using three residential categories in the <br />impact fee calculations. The three categories correspond to density ranges used in the <br />Future Land Use Element of the Comprehensive Plan. Low Density (up to 13 dwelling units <br />per acre) includes single-family detached; single-family attached units, such as townhouses; <br />and duplexes. Medium Density (13 to 25 dwelling units per acre) includes 3-49 units per <br />structure, plus mobile home/other units, as defined by the U.S. Census Bureau. High <br />Density (more than 25 dwelling units per acre) is represented by the census category of 50 <br />or more units per structure. As shown in Figure 5, High Density housing was the <br />predominant housing type in 1990.
