<br /> <br />(. :~~ <br /> <br /> <br />r- .~ l~.s <br /> <br />Parks and Recreation Impact Fee Summary <br /> <br />LOS standards used to derive the impact fees for parks and recreation are shown in the <br />boxed area of Figure 12. The relative contribution of the three cost components to the total <br />fee is shown at the bottom of the table. Most of the impact fee revenue will be used to <br />provide improvements to existing parks and recreation sites. <br /> <br />Capital costs for park and recreation facilities were allocated to total peak population in both <br />transient lodging and housing units. The number of persons per transient lodging unit is <br />based on an overall average of 2.2 persons per unit, as reported by the Greater Miami <br />Visitor & Convention Bureau. The City of Sunny Isles Beach anticipates a mix of 60% resort <br />hotel units (averaging 2.0 persons per room) and 40% apartment hotel units (averaging 2.5 <br />persons per unit). The latter type of transient lodging is designed to accommodate longer <br />stays. Apartment hotels include full kitchens and some of the larger units may have <br />lockouts that can be rented/leased as a separate unit. City staff estimates that 50% of <br />apartment hotel units may include separate lockouts.
