All accounting records shall be maintained for a period of not less than 7 years. <br /> (12) If applicable, ballots, sign-in-sheets, voting proxies, and all other papers <br /> relating to elections, which shall be maintained for a period of 1 year from the date of the <br /> meeting to which the document relates. <br /> (13) All rental records, when the Association is acting as agent for the rental of <br /> Units. <br /> (14) All other records of the Association not specifically included in the <br /> foregoing which are related to the operation of the Association. <br /> B. The official records of the Association shall be maintained within the State of <br /> Florida. The records of the Association shall be made available to any Owner within 5 working <br /> days after receipt of written request by the Board or its Designee. <br /> C. The official records of the Association are open to inspection by any Member or <br /> the authorized representative of such Member at all reasonable times. The right to inspect the <br /> records includes the right to make or obtain copies, at the reasonable expense, if any, of the <br /> Member. The Association may adopt reasonable rules regarding the frequency, time, location, <br /> notice, and manner of record inspections and copying. Notwithstanding anything to the contrary <br /> contained herein, the obligation to provide the official records and the rights to review shall be <br /> governed by the Condominium Act as may be amended from time to time. <br /> 10. COMMINGLING. All funds collected by an Association shall be maintained separately <br /> in the Association's name. For investment purposes only, reserve funds may be commingled with <br /> operating funds of the Association. Commingled operating and reserve funds shall be accounted <br /> for separately and a commingled account shall not, at any time, be less than the amount <br /> identified as reserve funds. A manager or business entity required to be licensed or registered <br /> under Section.468.432, Florida Statutes, or an agent, employee, Officer, or Director of an <br /> Association, shall not commingle any Association funds with his or her funds or with the funds <br /> of any other Condominium Association or the funds of a community Association as defined in <br /> Section.468.431, Florida Statutes. <br /> THE UNDERSIGNED, being the presiding member of the Board of Directors of <br /> GATEWAY PARK COMMERCIAL CONODMINIUM ASSOCIATION, INC., a corporation <br /> not for profit under the laws of the State of Florida, does hereby certify that the foregoing By- <br /> Law were adopted as the By-Laws of said Association at a meeting he . o such purpose on the <br /> day of ' , 2016. <br /> VI OW, <br /> George H/Scholl <br /> Mayor,/ty of Sunny Isles Beach <br /> 13 <br />
