<br />Through code enforcement successes and redevelopment efforts, the City has <br />determined that the Shimberg data is no longer applicable to the current housing stock <br />within the City. Code enforcement does not have any current cases of overcrowding or <br />units lacking required facilities. Many of the reported substandard units were older, <br />dilapidated buildings along Collins Avenue. All have been torn down and replaced with <br />new condominiums and hotels. Therefore, the Shimberg Center's data on substandard <br />housing is no longer applicable to Sunny Isles Beach. <br /> <br />Identify the impacts of the issue. <br />Assess whether the objectives of the plan that relate to the issue have been achieved. <br />List the objectives in each element of the plan that relate to the issue (matrix format is <br />recommended) . <br /> <br />Recent redevelopment has not created and future redevelopment is not expected to <br />create significant adverse local or regional impacts. The impacts and opportunities <br />derived from future growth (infill and redevelopment) include, but are not limited to, <br />maintaining levels of services, seeking specific agreements with other municipalities <br />relative to the provision of affordable housing for the workforce within the City, <br />increasing compact living and transit use, and focusing on promoting the highest and <br />best use of the land. Sunny Isles Beach does not anticipate any substantial change in <br />the existing residential land use density/intensity patterns over the next 10-15 years. <br /> <br />How the City has implemented the objectives of each element of the 2000 <br />Comprehensive Plan, as they relate to this issue is shown at the end of this chapter. <br /> <br />Discuss whether there have been changes in circumstances that were not anticipated. <br />Discuss whether these changes resulted in either problems or opportunities for the <br />community. Identify actions, including plan amendments that are needed to address the <br />issue. <br /> <br />It is recommended that the Comprehensive Plan be amended to reflect the new growth <br />management legislation, Senate Bill 360, relative to schools, roads, water resources, <br />and affordable housing. <br /> <br />Based upon recent building permit and development trends, the City also realizes that <br />the housing figures in the Plan need to be adjusted to reflect current conditions. It is <br />anticipated there would be enough residential land/units remaining in the City to <br />accommodate future growth. Therefore, the issue of affordable housing should focus on <br />looking at supporting services and facilities to address new household formation and <br />changing demographics.
