<br />On behalf of Ocean Palm Development, LLC (tbe "APPlicant"), which owns
<br />approximately ,889 COntiguous acres of land situated Elt 15795 Collins A venue (the "Property"),
<br />We respectfully submit this letter of intent ill connectioll with the above referenced prOposed
<br />residential developmelll, The application includes two alternative site plan requests, one which
<br />utilizes Transfer Development Rights (TDRs) and one which does not, Once the determination
<br />has been made as to Whether the utilization of TDRs is Possible, the site plan which does not
<br />apply Would be Withdrawn.

<br />By and through the enclosed Application, the Applicant respectfully seeks approval to
<br />redevelop the Property from its Current Use as a motel with a new luxurious residential
<br />condominium tower. In order to effectuate this proposal, the Applicant respectfully requests the

<br />Tbe Property, which is improved with a motel originally Constructed in 1943, is located
<br />east of COllins Avenue along the Atlantic Ocean_ At present, the Property abuts two approved
<br />residellliaJ developments which have not yet been finalized, The Property is situated in tI,e
<br />Mixed Use - Resort (MU-R) Zoning District and is designated Mixed Use _ High Density /
<br />ReSOrt in the 2000-2015 Comprehensive Development Master Plan (CDMP)_ Uses permitted
<br />within this land USe designatioll and Zoning classit/catioll include a wide variety of residential,
<br />hotel, motel, and mixed residential-colnmercial projects, Section 265-35(A) of the L/)Rs sets
