Lease Premises nor assign/transfer this Lease Agreement without first having received the prior <br /> written consent of the LESSOR. Notwithstanding, LESSEE shall be able to assign this Lease to <br /> Sunny Isles Property Venture, LLC, the developer of the Ritz Carlton Project after providing <br /> LESSOR prior written notice. In construing this Lease Agreement,the singular shall be held to <br /> include the plural, the plural shall be held to include the singular, the use of any gender shall be <br /> held to include every other and all genders. This Lease Agreement may be executed in any <br /> number of counterparts with the same effect as if the Parties hereto had signed the same <br /> document.
