Our clients have recently <br />been notified by Barry T. Shevlin, Esq.. the attorncy for the Marina Bay Club Condominium Hotel <br />Association. Inc. ("the Association"), that the City of Sunny Isles Beach ("the City") has made a <br />demand upon the Association that the 100'" unit of the Marina Bay Club Condominium was <br />originally approved as an office space and not for sale. In that rcgard. Mr Shevlin forwarded to our <br />cliem's attention a copy of your letter datcd April 7,2006. demanding that the Association revert the <br />100'" unit to an office space. <br /> <br />Whilc your letter does not expressly indicate which of the 100 units COl11pl'lSlIlg the <br />Condominium is the unit to which you refer, the Association appears to believe that the said unit is <br />Unit No. 304. Please note that Mr. and Mrs. Nobre. Mr. and Mrs. Nobre took title to Unit No. 304 <br />from the Developer on or about October 1,2003, by Warranty Deed. The legal description for Unit <br />No. 304 as set forth in the Warranty Deed is as follows: <br /> <br />Unit No. 304 MARINA 131\ Y CLUB CONDOMINIUM HOTEL, a <br />Condominium according to the Declaration of Condominium thereof, <br />together with any amendments and exhibits, recorded in O.R. Book <br />20416, Page 1454 of the Public Records of Miami-Dade County, <br />Florida. <br />
