<br />. <br /> <br />b. The firm's identification of any significant project issues. The <br />biggest challenge to this project is the parking garage and its location <br />on the site. Although there is enough land available, the site's <br />proximity to high rise condos to the west is an important consideration <br />because the garage could potentially block ocean views. The <br />suggested size and shape of the garage will not fit on the property in <br />an east-west configuration, and that is the reason why the MAG team <br />has suggesting reducing its footprint. The MAG team strongly <br />suggests that the garage be located on the south side of the property, <br />and that it runs east-west, thereby providing almost three acres of <br />parkland to the north. If the garage is located on the southern portion <br />of the site, it will minimally obstruct ocean views from the condo to the <br />west. The MAG team feels that it can still provide at least 450 parking <br />spaces in the reduced footprint, and this design is feasible. Views of <br />this garage and park as seen from the high rise condos and hotels to <br />the east and west of the property are important, as they will be looking <br />down on this development. The park is a gateway feature to the City <br />of Sunny Isles, and the existing DPW facility is problematic for several <br />reasons: (1) It is termite infested (2) its roof-mounted air conditioning <br />ducts are an eyesore and they are plainly visible to the adjacent high- <br />rise residents (3) a park would be a far superior asset and gateway <br />feature to the city than the modular structure that currently hoses the <br />DPW. The MAG team recommends relocating the DPW to a different <br />site. If this is not possible, the DPW should be located on the ground <br />floor of the garage, but this addition would require greater height or <br />fewer parking spaces in the garage. <br /> <br />. <br /> <br /> <br />. <br /> <br />FOUR LEVELS OF PARKING (LIKE THE FOUR-LEVEL GARAGE IN THE <br />PHOTOGRAPH) IF LOCATED ON THE SOUTH EDGE OF THE SITE WILL HAVE <br />MINIMAL IMPACT ON THE CONDOS TO THE WEST OF THE SITE. <br /> <br />Page 5 of 13 <br />
