The Russell Partnership is providing professional
architectural/engineering services for the design, construction documents, and construction
administration for the development of the Village of Pinecrest Flagler Grove Park located at
77th Avenue and 104th Street, will consist of Lots 10, 11 and Tract 12 of Section 1 of Flagler
Grove Estates, such being approximately 3 acres in area.

The park is to include two (2) lighted soccer fields, a restroom facility to include a Park
Manager's Office and storage room, a tot playground approximately 30' x 42', parking to
serve the above facilities, and significant landscaping. Soccer lighting is to be Musco. The
soccer fields and all landscaped areas of the park are to have a landscape irrigation system,
such to utilize a well as the water source. It is our understanding that sanitary sewer is not
available and the restroom waste will be handled by septic tank and drain field. If space
does not allow adequate parking, we understand that the Village has an agreement with the
church across the street for additional parking. The park is to be completely fenced, with
the front yard fence to be an ornamental decorative type fence. A barrier of significant trees
is to be placed surrounding the park to mitigate light and sound transmission to neighboring
properties. Sod for the soccer fields is to be Bermuda.

Village of Pinecrest
12645 Pinecrest Parkway
Pinecrest, Florida 33156
Alfredo Riverol, Asst.
