Keller, Inc. The future estimates assume an increase in the number of
people per household yidd as indicated in the table that follows.

..

..

Estimates of 1999 percentages within each
category were then made. The number of
households falling into each category are
found in the table to the right. These
estimates were devdoped by Walter H.
Keller, Inc. based on the application of the
percentage breakdown for 1990.

..

..

..

..

-

..

..

..

-

..

-

City -Household Income Percentages - 1999

1,893
1,544
1,108
1,005
2,596

'"
..

To reiterate previously presented information, little non-devdoped land exists in Sunny Isles Beach.
Thus, possible redevdopment sites, identified based on current use and ownership, are the primary ,
means by which unit increases will occur in the future. According to the analysis undertaken, it was
determined that approximatdy 2,400 dwdling units are located in buildings that are potential
"candidates" for redevdopment in the next ten years. Review of recent and approved redevdopment
projects indicates that 4,000 dwdling units are likely to be built in the area east of Collins, along the
ocean waterfront. This represents a net increase of about 1,600 units.

..

1999
2004
2009

11,674
12,471
13,268

..

..

..

..

..

..

..

8,145
8,942
9,739

13,871
15,786
17,701

1.70
1.77
1.82

10

Sunny Isles Comprehensive Plan - Existing Conditions f Background Documents

..

..
