As noted, due <br />to the fact that the City is essentially "built out", the development of new housing will take the form <br />of redevdopment of existing structures and parcels or repositioning of existing parcels. Based on the <br />FAR work, it is estimated that redevelopment of parcels along Collins will average 61 units per acre. <br />Thus, based on the FAR analysis by Walter H. Keller, Inc. approximatdy 65 acres ofland would be <br />required for the new housing. <br /> <br />.. <br /> <br />.. <br /> <br />- <br /> <br />!III <br /> <br />- <br /> <br />Private Sector Meeting Housing Needs <br /> <br />.. <br /> <br />In accordance with Rule 9J-5.010(2)(d), the City of Sunny Isles Beach has been and will continue <br />to participate in Miami-Dade countywide efforts for the provision of housing and housing- <br />construction assistance. As defmed, many of the current residents are low income. Their housing <br />needs have been met in the past and will continue to be met by the private sector. The private <br />sector has adequately addressed all of the new housing demand in the City to date. Additionally, the <br />City contains adequate single-family and multi-family developments to provide for the full range of <br />income residents. Based on land values, the higher the density of devdopment, the more probable <br />the accommodation of affordable housing. <br /> <br />.. <br /> <br />- <br /> <br />- <br /> <br /><<!II <br /> <br />- <br /> <br />.. <br /> <br />Existing Housing Delivery System <br /> <br />.. <br /> <br />.. <br /> <br />The City's existing housing ddivery systems was analyzed using Rule 9J-5.010(2)(e). The City <br />provides all necessary reviews and permitting for all development, including residential. The City <br />maintains a quality working rdationship with the development community to ensure continued <br />quality development. The City has taken a pro-active position as problems arise. <br /> <br />.. <br /> <br />ill <br /> <br />.. <br /> <br />.. <br /> <br />The City's FAR Study was utilized to determine, as has previously been reported, if infrastructure <br />can accommodate future devdopment, in conformance with Rule 9J-5.010(2)(f)1. The overall <br />redevelopment density can be achieved by existing water connections with the City of North Miami <br />Beach. The anticipated additional vehicle trips of 6,094 can be accommodated by the existing <br />roadways.
