Coastal High Hazard Area <br /> <br />- <br /> <br />.. <br /> <br />The Sunny Isles Beach coastal high hazard area is the land located seaward of the Coastal <br />Construction Control Line (CCCL). It is the area that is likely to suffer the greatest damage <br />resulting from a major storm and is part of the designated FEMA wne. It is a rdativdy small <br />portion of the City located between 125 to 150 feet west of the vdocity line associated with the <br />storm surge. There are no public infrastructure facilities or shore protection structures located <br />within this area. <br /> <br />- <br /> <br />- <br /> <br />- <br /> <br />... <br /> <br />- <br /> <br />Land Use & Other Plan Components <br /> <br />.. <br /> <br />.. <br /> <br />The Need for Additional Water Dependent and Related Uses <br /> <br />- <br /> <br />While the City has a supply of residential developments with private dub and marina uses, it lacks a <br />large inventory of commercial marine uses. The most significant problem and consideration in <br />attracting or developing new water dependent or related uses is location. New endeavors should be <br />designed in such a way as to be compatible with neighboring uses, particularly residential <br />complexes. Careful consideration must be given to both location and size. Locating large active <br />water dependent uses along Sunny Isles Boulevard is not likely to be advantageous. <br /> <br />- <br /> <br />.. <br /> <br />.. <br /> <br />.. <br /> <br />.. <br /> <br />Infrastructure Needs <br /> <br />- <br /> <br />Since most of the coastal management area is already served by adequate facilities and services the <br />primary infrastructure issues are oriented towards maintenance and the correction of certain <br />deficient components. <br /> <br />- <br /> <br />.. <br /> <br />- <br /> <br />.. <br /> <br />The necessary potable water and sewage treatment plants are located outside of the coastal <br />management area. The water and sewer lines, within the City, are located underground and <br />protected against any significant damage as a result of coastal storms. Damage is more likely to be a <br />result of the removal and uprooting of vegetation. Damaged lines could be repaired in place or <br />could be relocated to non-vegetated areas. <br /> <br />- <br /> <br />- <br /> <br />- <br /> <br />... <br /> <br />Sections of the coastal area would benefit from the sizing of certain lines, particularly water lines. <br />The section on the City's Infrastructure and the Water and Sewer Master Plans present <br />reconunendations on these improvements. Water and sewer line improvements should also be <br />designed according to the needs and characteristics of specific devdopment or redevdopment <br />projects within the coastal area. Additionally, it is recommended that the City examine the <br />possibility of requirements for sanitary wastewater disposal systems for Adantic Island. <br /> <br />- <br /> <br />.. <br /> <br />- <br /> <br />- <br /> <br />- <br /> <br />Furthermore, above ground dectrical and telephone utilities often create problems during storms <br />and are not an aesthetically desirable component of the quality of development and character Sunny <br />Isles Beach is attempting to achieve.
