<br />for any floor not enclosed by exterior walls, the centerline of any party wall separating <br /> <br />two (2) buildings, or as measured from the exterior face of a projection, the area of which <br /> <br />is included in this definition. <br /> <br />Floor area includes but is not limited to: <br /> <br />(a) Exterior corridor space from which access is gained to dwelling units or <br /> <br />hotel rooms. <br /> <br />(b) Floor space of balconies of which any part encroaches a setback or <br /> <br />building separation and which do not exceed 15% ofthe unit area. <br /> <br />(c) Floor space for accessory uses except as other wise provided in Sec 33- <br /> <br />222.4b(i)(ii). <br /> <br />(d) Floor space in interior balconies or mezzanines. <br /> <br />(e) Balconies that are enclosed on three sides. <br /> <br />(f) Covered or enclosed parking above twenty (20) feet from grade M.S.L., <br /> <br />unless the entire structure is contained within the tower setback. Tower <br /> <br />setback shall be defined as the minimum setbacks prescribed by this <br /> <br />Ordinance, specifically when the garage is contained within the allowable <br /> <br />footprint and behind of the tower structure setback. <br /> <br />(g) Elevator shafts and stairwells at each floor. <br /> <br />Floor area does not include: <br /> <br />(h) Structures below twenty (20) feet from grade M.S.L. <br /> <br />(i) Floor space used for mechanical equipment for the building. <br /> <br />Floor area ratio shall not exceed the following provided however that additional floor <br /> <br />area may be permitted in accordance with the floor area ratio bonuses: <br /> <br />099-63 RU-4A Article XIX Amendment 3/5/99-10/19/00 I :49 PM draft <br />Page 21 of 41 <br />
