On parcels of one-hundred-twenty (120) foot frontage or less on Collins Avenue, <br /> <br />no single floor above twenty (20) feet from grade shall exceed an F.A.R. of two tenths <br /> <br />(0.20) provided that additional parking or bonus amenity area may be permitted to exceed <br /> <br />an F.A.R. of two tenths (0.20) at the floor above twenty (20) feet from grade in the event <br /> <br />that no portion of that story encroaches any setback. <br /> <br />4.
