<br />floor area for each one (1) square foot of area dedicated for improved public <br /> <br />access, in excess of the minimum access dedication up to a maximum floor area <br /> <br />ratio bonus of one tenth (0.1) shall be granted for dedications whose width <br /> <br />exceeds the above calculated minimum access width for the subject parcel or lot. <br /> <br />The minimum beach access bonus must be provided to be able to qualify for any <br /> <br />other additional floor area ratio bonus specified in this Section 4. <br /> <br />(b)(i) Building Amenities Bonus: Net floor area within a residential building, hotel or <br /> <br />motel or apartment hotel designed and used for the main lobby, meeting and <br /> <br />banquet rooms, restaurant and lounge, retail shops, health and fitness facilities, <br /> <br />library and card rooms, and similar facilities, up to a maximum of thirty (30%) <br /> <br />percent of the total floor area bonus shall be excluded from calculation of <br /> <br />allowable floor area ratio, to a maximum of3.8 floor area ratio. <br /> <br />(ii) Hotels The net floor area devoted to conference and meeting rooms, banquet <br /> <br />facilities, restaurants and nightclubs, business centers and health clubs or similar <br /> <br />amenities as approved by the Community City's Planning and Zoning <br /> <br />Departments may be excluded from the calculation of allowable floor area, up to a <br /> <br />maximum of thirty (30%) percent of the total floor area of the hotel building to a <br /> <br />maximum of 4.0 floor area ratio. <br /> <br />(c) Collins Avenue Building Setback Bonus: A floor area ratio bonus shall be given <br /> <br />for additional setback from Collins Avenue which is provided above the <br /> <br />minimum required front setback. The bonus shall be an additional floor area ratio <br /> <br />of four thousandths (0.004) per foot of additional building setback, up to a <br /> <br />maximum floor area ratio bonus of five one-hundredths (0.05).
