<br />703.3 Recreations and Open Space (ROS) <br /> <br />703.3.1 Pw:pose. The Recreation and Open Space District is intended to provide for the <br />open space, recreation and cuhural needs of the City. The uses within this <br />district shall be consistent with the Comprehensive Plan Recreation and Open <br />Space Element and Future Land Use Map category. <br /> <br />703.3.2 Uses Permitted. No building or structure, or part thereof: within the district shall <br />be erected, altered or used, or land used in whole or in part for other than one or <br />more of the following specific uses, subject to all other applicable standards and <br />requirements contained in this ordinance: <br /> <br />(a) Open Space and recreational areas. <br /> <br />(b) Boat Ramps and docks. <br /> <br />(c) Outdoor cultural, educational and civic facilities. <br /> <br />(d) Parks, public and private. <br /> <br />(e) Waterways. <br /> <br />(f) Uses that is customarily incidental and accessory to the above principal uses <br />when located on the same plot. <br /> <br />703.3.3 Site Development Standards. <br />(a) Minimum lot size: 10,000 square feet. <br /> <br />(b) Minimum lot width: 75 feet. <br />(c) Maximum Height: 120 feet. <br /> <br />(d) Maximum Intensity / Density: The maximum floor area ratio shall be 2 (2.0). <br /> <br />(e) Minimum Setbacks: <br /> <br />1) Front - 20 feet plus one (1) foot for each three (3) feet of building <br />height over thirty-five (35) feet up to a maximum of fifty-feet (50). <br />Along Sunny Isles Boulevard, the front setback shall be 10 feet. <br /> <br />2) Side - 10 feet plus one (1) foot for each two (2) feet of building height <br />over thirty five (35) feet up to a maximum of fifty (50) feet. <br /> <br />3) Side Street - 15 feet plus one (1) foot for each (2) feet of building <br />height over thirty (35) feet up to a maximum of fifty (50) feet. <br /> <br />4) Rear - 15 feet plus one (1) foot for each three (3) feet of building <br />height over thirty-five (35) feet up to a maximum offifty-feet (50). <br /> <br />City of Sunny Isles Beach-Land Development Regulations <br />Adopted December 10,2002 <br /> <br />ZONING DISTRICTS 700 - 7 <br />
