<br />703.4 Single Family Residential (R-l) <br /> <br />703.4.1 J>w:pose - The Single Family Residential (R-l) District provides for low-density <br />residential development of one-family detached dwellings of up to one (1) unit <br />per lot at a maximum density of six (6) units per net acre consistent with the <br />City's Comprehensive Plan Land Use Element and the corresponding Low <br />Density Residential land use category. The uses within this district shall be <br />consistent with, but may be more restrictive than, the Low Density Residential <br />Land Use Category permitted uses <br /> <br />703.4.2 Uses Permitted - No building or structure, or part thereof: within the district <br />shall be erected, altered or used, or land used in whole or in part for other than <br />one or more of the following specific uses, subject to all other applicable <br />standards and requirements contained in this ordinance: <br /> <br />(a) One family detached dwelling per lot of record. <br /> <br />(b) Publicly owned recreation buildings and facilities, playgrounds, playfields <br />and parks scaled to the needs of the surrounding neighborhood. <br /> <br />(c) Adult daycare centers and group homes licensed by the State of Florida <br />Department of Health and Rehabilitative Services and provided that the total <br />number of resident clients on the premises not exceed six (6) in number. <br />The single family dwelling unit used for a group home shall be located at <br />least one thousand (1000) feet, as measured in a straight line, from another <br />existing unabandoned legally established daycare center or group home. <br /> <br />703.4. Conditional Uses <br /> <br />(a) Family day child care and after school care for children is permitted upon <br />compliance with the conditions of Section 710.4. <br /> <br />(b) Religious facilities, churches, synagogues, temples or other places or worship <br />and religious assembly. <br /> <br />703.4.4 Site Development Standards <br /> <br />(a) Minimum Lot Area: 7,500 square feet. A documented lot of record may be <br />reduced to a minimum lot area of 5,000 square feet. <br /> <br />(b) Minimum Lot Width: 75 feet. Minimum lot width on a documented lot of <br />record may be reduced to 50 feet for a minimum lot area of 5,000 square <br />feet and 60 feet for a minimum lot area of 6000 square feet. <br /> <br />(c) Maximum Height: Thirty-five (35) feet Protective structures such as <br />balconies, railings or banisters may be increased by 40 inches. <br /> <br />(d) Setbacks: <br /> <br />City of Sunny Isles Beach-Land Development Regulations <br />Adopted December 10, 2002 <br /> <br />ZONING DISTRICTS 700 - 8 <br />
