<br />703.5 Moderate Density Townhouse Residential (R- TH) <br /> <br />703.5.1 Pw:pose - The Moderate Density Townhouse Residential (R-TH) District <br />provides for low density residential development of one-family detached and <br />duplex dwellings up to ten (10) units per net acres, and townhouse dwellings of <br />up to thirteen (13) units per net acre consistent with the City's Comprehensive <br />Plan Land Use Element and the corresponding Low to Medium Density <br />Residential land use category. The uses within this district shall be consistent <br />with, but may be more restrictive than, the Low Density Residential Land Use <br />Category permitted uses The intent of the district is to provide increased variety <br />in housing types with increased opportunities. for affordable housing and home <br />ownership while maintaining the residential neighborhood character of existing <br />districts consistent with the Comprehensive Plan policy of promoting and <br />sustaining the formation of 'Urban Villages'. <br /> <br />703.5.2 Uses Permitted - No building or structure, or part thereof: within the district <br />shall be erected, altered or used, or land used in whole or in part for other than <br />one or more of the following specific uses, subject to all other applicable <br />standards and requirements contained in this ordinance: <br /> <br />(a) All uses permitted in the R-l District. <br /> <br />(b) One family attached (two dwellings, separate ownerships, with a common <br />wall- zero lot line interior side setback). <br /> <br />(c) Two-family or duplex dwellings (on one lot under single ownership). <br /> <br />(d) Townhouse Dwellings (three or more attached dwellings - multiple <br />ownerships). <br /> <br />(e) Uses customarily incidental and accessory to the any of the above uses <br />when located on the same plot. <br /> <br />(f) Adult daycare centers and group homes licensed by the State of Florida <br />Department of Health and Rehabilitative Services and provided that the <br />total number of resident clients on the premises not exceed six (6) in <br />number. The single family dwelling unit used for a group home shall be <br />located at least one thousand (1000) feet, as measured in a straight line, <br />from another single family dwelling unit used for a group home. <br /> <br />703.5.3 Conditional Uses <br /> <br />All Conditional uses permitted in the R-l District <br /> <br />City of Sunny Isles Beach-Land Development Regulations <br />Adopted December 10,2002 <br /> <br />ZONING DISTRICTS 700 - 10 <br />
